WHY SHOULD I HIRE GARDEN STATE SEALCOATING AND MAINTENANCE?

WILL YOU GET SEALER ON MY GARAGE OR BELGIUM BLOCK CURBING?
No. We apply the sealer by brush around garages, along Belgium block or any other structure we do not want to spray sealer on. This is called edging. When we do the final spraying, we use blocker boards to protect those areas.
WHAT ABOUT THE “AIRPORT GRADE” SEALER AVAILABLE FROM A STORE?
Honestly, everyone that has used these products on a regular basis (a couple applications of this sealer) ends up with a shattered asphalt surface that cannot be repaired. They do not work well at all.
WHERE DO YOU GET YOUR SEALER?
Tarconite sealer is manufactured by Neyra Industries at several plants nationwide.
I HAVE A NEW DRIVEWAY, WHEN CAN I SEAL IT?
New asphalt should not be sealed until it has cured for one year.
WHAT TIME OF YEAR IS BEST FOR SEALING?
The sealcoating season in NJ runs from May through October (depending on weather). Some assume that the fall is the best time for sealing. This is a myth. Anytime during the season is fine. Keep in mind that we usually become “booked” for the season by late August. The ambient air temperature must be above 50 degrees F. for 24 hours after the sealer is applied.
HOW LONG MUST I STAY OFF MY DRIVEWAY AFTER IT IS SEALED?
We ask that you stay off the asphalt for forty-eight (48) hours. If it is very humid, an additional twenty-fours (24) hours is recommended.
HOW OFTEN SHOULD I SEAL?
To maximize the protective qualities of the sealer, we suggest sealing every two (2) years. If your residential asphalt has never been sealed, we highly suggest sealing two years in a row and then follow an every other year maintenance plan.
WHAT MUST I DO BEFORE AND AFTER SEALING?
Remove all vehicles and objects from the asphalt prior to our arrival Turn off sprinkler systems Do not cut the lawn until the sealer has dried Do not apply lawn fertilizers several days prior to sealing We cannot seal if there is fertilizer or other lawn products on the asphalt Do not walk on wet sealer Stay off the asphalt for the recommended time frame
WHAT IF IT RAINS AFTER I SEAL?
Generally, sealer will dry enough to stand up to rain within just a couple of hours. If the sealer should get washed out by rain, we will return and re-apply the sealer at no cost.
ARE CRACK REPAIRS PERMANENT REPAIRS?
Usually not. Cracks are filled more so than repaired. If a repaired / filled crack continues to grow or flex, the repair or filler will open. Smaller cracks that are repaired with a trowel applied material are more likely to open than large cracks treated with hot applied filler material. CRACK REPAIRS DO NOT ELIMINATE THE CAUSE OF THE DEFECT, BUT RATHER SLOW DOWN THE DETERIORATION PROCESS.
WILL SEALER FILL IN LOW SPOTS?
No. Sealer is a surface coating not a structural or filler material. Patching would be the solution for this.
WILL SEALER SMOOTH OUT OR LEVEL THE ASPHALT SURFACE?
No. Compare asphalt sealing to staining or painting a wood deck. When a deck is stained or painted, the wood surface does not change. The same is true with asphalt sealer. In fact, sealer will most likely enhance any minor surface defects that are present (show greater contrast between smooth and rough sections of the asphalt).
HOW DO I PAY FOR SERVICES?
Residential customers are billed for services upon completion (no deposit required). Commercial customers are required to provide a thirty percent deposit with the balance billed upon completion. Payment can be made in the form of cash or check.
WHY DO SOME COMPANIES OFFER A CHEAPER PRICE?
The paving and asphalt maintenance industry have a reputation of being “shady”. There are even some local companies that intentionally use inferior, illegal or watered down products. The end result is that the materials they use will not last or will not provide the protection they are designed for. You may never know if you are a victim of these scams or by the time you realize it, the contractor has been paid and possibly even long gone.
